This house was built in 1963 and never updated.
The furnace room and washroom were situated in a awkward space in the basement. This restricted us from maximizing the bdrms in the legal second dwelling.
Solution
Our architectural design helped us to maximize available space so that we could accommodate a comfortable 3 bedroom secondary dwelling.
We concluded that the furnace room and washroom had to be moved. We did a full gut of the basement and were able to fit a comfortable 3 bedroom unit with separate entrance, laundry, kitchen, washroom and storage to give our investor the highest ROI.
